This project is a new extension to a large detached 1990’s bungalow in an attractive riverfront setting just outside Edinburgh.

The extension has a simple rectangular form with a pitched roof, connected to the existing house by a glazed link. The generously proportioned new sitting room has a vaulted ceiling creating height and space, and substantial glazing on 3 sides giving views out in all directions to the surrounding garden and river beyond. Glazed sliding doors in the west gable open onto a large raised deck which captures the afternoon and evening sun. The new flooring and built-in cabinetry are constructed from oak with a white-oiled finish providing warmth to the interior. The space is heated by piped underfloor heating and a free-standing fireplace is a distinctive feature of the room. The external walls of the extension are finished with natural slate walling and aluminium-clad timber windows and full-height glazing. The pitch roof is finished in Burlington slate, with zinc perimeter detailing and rainwater goods completing the palate.
